This project involved a substantial property set in 9 acres in a rural location in Cheshire, where the owners wanted to make a change from a residential planning use (C3) to a Residential training centre Use (C2), as an holistic retreat, where visitors learn yoga, meditation, and participate in a strict dietary regime, along with exercise, to achieve weight loss, fitness and detoxification.
The project involved a proposed bedroom extension and gym with treatment rooms, which is relatively straightforward. As the application progressed, the planners consulted the Highways Agency who raised queries in respect of visibility of vehicles as they exit and enter the premises onto the main road. The main road had a 50mph limit and it was decided that in order to add a greater safety element, that there should be ‘visibility splays’ created and the point at which the access driveway met the main road would need to be relocated further along the main road.
With the appropriate calculations and drawings, the revised information was submitted to the local authority, to comply with the request from the Highways engineer.
